Data Center Developer Officially Purchases Land Next To Nashville Zoo
DC Blox has completed a $23 million land purchase next to the Nashville Zoo for a data center project. The developer still faces significant hurdles, including proposed legislation for a temporary moratorium, eminent domain, and new stringent regulations by the Metro Nashville government. Local residents and the Nashville Zoo are actively opposing the project and pursuing legal avenues.
Data center developer DC Blox has finalized the $23 million purchase of a 23.49-acre property adjacent to the Nashville Zoo, moving one step closer to a massive project. However, the company faces numerous legal and bureaucratic challenges, including several proposals set for a vote by the Metro Council.
Key among these proposals are Mayor Freddie O’Connell’s bid to acquire the property through eminent domain and a temporary moratorium on new data centers, initially proposed for 90 days but now extended to December if passed. A third ordinance would establish stringent regulations on data center locations, noise, water usage, and other aspects within Nashville, taking effect immediately.
The Nashville Zoo and local residents are actively opposing the development, citing concerns for vulnerable species and the community. Nashville Zoo spokesperson Leah Trice stated that the zoo remains vigilant and has submitted a zoning appeal, as stormwater drainage from the site reportedly flows onto zoo property. Community member Drew Small believes public outcry will continue to play a significant role. DC Blox attorney Doug Sloan confirmed the company has filed a building permit application and maintains a commitment to environmental stewardship, minimizing noise, light, and power usage. A state law allowing developers to lock in development rights upon submitting a substantially compliant permit application could complicate matters, setting the stage for potential litigation if tested.
