HHHunt's proposal for a data center campus in Hanover County, Virginia, was rejected by the Planning Commission following resident opposition, leading the company to withdraw its plans. HHHunt has now submitted a third, smaller residential development plan for the site. Other data center projects in Hanover County are also facing regulatory scrutiny.

HHHunt, a developer, has abandoned its plans for a data center campus in Hanover County, Virginia, following significant opposition from residents and a strong negative recommendation from the Hanover County Planning Commission. The company had proposed a 10-building data center project last year, but withdrew it after the community feedback and the commission's "resounding thumbs-down." This marked HHHunt's second failed attempt to develop hundreds of acres near Hunting Hawk Golf Club, after a previous large-scale residential plan was also blocked due to a denied road connection to the Wyndham community, a decision upheld by the Supreme Court of Virginia in 2019.

Now, HHHunt has submitted a third proposal to Hanover County, named Verada, for a significantly smaller residential development consisting of 98 detached homes. The new plan seeks rezoning from agricultural to Single-Family Residential District and permit approvals for two subdivisions, totaling 172 acres. This scaled-back project, which does not involve a road connection to Wyndham or the Hunting Hawk golf course, is a direct response to past community feedback and regulatory challenges. Applications for rezoning and a conditional-use permit for a private water and sewer system were filed last month, with the county's review expected by June 19. The project is not yet scheduled for review by the planning commission or board of supervisors. Meanwhile, other data center projects in Hanover County are also facing scrutiny, with a 430-acre campus from Tract recently rejected, and a 78-acre project from WestDulles Properties awaiting a planning commission hearing.
