Madison County, Mississippi, has experienced a property value surge of over $1.2 billion, largely due to the Amazon Web Services (AWS) data center. Property values in Madison County, Mississippi, have increased by over $1.2 billion in the past year, a significant portion of which is attributed to the Amazon (AWS) data center located at the Madison County Megasite. Tax Assessor Norman Cannady reported to the Board of Supervisors that single-family property values rose by $504.9 million, and business properties by $685.5 million. This 53.7% overall increase in the county’s tax rolls will lead to a substantial rise in property tax revenue.

Governor Tate Reeves previously announced a $10 billion AWS data center in early 2024, followed by another $12 billion investment in Madison County and Ridgeland. The economic impact also includes AWS investments in Warren County and Clinton. Chris Pace, an attorney for the Madison County Economic Development Authority (MCEDA), highlighted that the increased tax revenue from Amazon will help pay off a $215 million Fee In Lieu of Taxes (FILOT) debt by 2032. The Board of Supervisors unanimously voted to double the amount allocated to the FILOT.

The county anticipates an additional $6 million in property taxes from Amazon in fiscal year 2026, projected to grow to $54 million annually by 2032. Pace described this financial windfall as an "embarrassment of riches" for Madison County, Ridgeland, and the local school districts, noting discussions are underway regarding potential tax relief for residents.
