City officials confirmed the NDA's expiration, making information available on a city webpage. The application, submitted by North Port 300 LLC on July 20, 2026, proposes an 896,000-square-foot facility, including 123,200 square feet of office space, within a broader mixed-use development.
The project is slated for the largely undeveloped Yorkshire area in North Port, designated as "Activity Center 6" in the city's Comprehensive Plan since 2002. This area is zoned for high-intensity economic development, and city officials view the data center as contributing to economic diversification and job growth. The overall 282-acre project includes commercial and retail development, multi-family housing, and various open space options, in addition to the data center component.
The proposed development has stirred considerable opposition among residents, led by groups like the North Port Citizens Action Network. Concerns focus on energy consumption, environmental impact, significant water usage for cooling, and noise pollution.
