Industrial VI Enterprises' proposal for the 75 South Data Center Campus, a 2.24 million square foot development on 292.41 acres in Spalding County, Georgia, faces a procedural delay. The application, which seeks to rezone the site from AR-1 and R-2 to C-1C and requires several variances, was withdrawn just before its scheduled March 31 hearing. Attorney Steven Jones, representing the developer and property owner LBM Associates, explained that the withdrawal was necessary to address newly discovered requirements within the AKB overlay district, which encompasses the property.
David Allen, Community Development Director for Spalding County, clarified that properties in the overlay district necessitate additional pre-application meetings, which had not yet occurred. The developer will now complete these meetings before refiling the application. The Spalding County Planning and Appeals Commission is now set to hear the revised application on April 28, with a subsequent review by the Spalding County Board of Commissioners planned for May 26. The project has already garnered attention from "those for and against" the development, indicating ongoing public interest and potential opposition.
