The project involves four zoning applications to allow for seven data center buildings and a power station on 292.41 acres. The Spalding County Board of Commissioners' zoning public hearing for four applications related to the 75 South Data Center Campus has been delayed until June 25. Spalding County Community Development Director David Allen announced the postponement, noting the applicant requested a continuance without providing a specific reason.

Industrial VI Enterprises LLC is proposing the 75 South Data Center Campus, which would feature seven two-story buildings totaling 2.240 million square feet and a separate power station on 292.41 acres near Tomochichi Road. The property owner is LBM Associates. A Development of Regional Importance (DRI) notification filed by the local government estimated the project's value at $6 billion, with $86.3 million in annual local tax revenues and 200 full-time jobs. The DRI also identified Spalding County Water and Sewerage Authority as the water and sewer provider for an estimated 30,000 gallons per day in a closed loop system, and Central Georgia EMC as the electricity provider for an estimated 450MW per day. Wetlands and Cabin Creek are also present on the site.

The project requires an amendment to the Future Land Use Map to move the property from the Towaliga Residential Area into the AKB Employment Corridor, a rezoning from AR-1 and R-2 to C-1C, a special exception for a data center campus in C-1C, and variances for wetlands protection and building height. Attorney Steven Jones, representing the developer, stated that Hillwood Industrial/Logistics and PowerHouse are partnering on the data center campus and intend to develop it quickly if approved.
