P and Z approves industrial use for Festus-area property
The Jefferson County Planning and Zoning Commission recommended approving a rezoning request for a 49-acre property near Festus and Crystal City from large lot residential to non-planned industrial. County officials clarified that, due to existing county regulations approved in April, a data center would not be permitted on the property.
The Jefferson County Planning and Zoning Commission has voted 7-0 to recommend the approval of a rezoning request for a 49-acre parcel of land situated just south of the Festus and Crystal City limits. The property, owned by Kenneth Gielow and Larry Goodwin of Strawbridge Investments LLC, will be rezoned from large lot residential to non-planned industrial.
Goodwin indicated strong developer interest for light industrial usage or warehouse space on the property, located along Hwy. 61. The county's approval for non-planned industrial use means a subsequent petition for a specific development plan will be required before construction.
County Services Director Mitch Bair addressed social media rumors, confirming that a data center would not be allowed on the property. This is in compliance with county regulations established in April, which stipulate that data centers are only permitted in approved planned business park and planned industrial zone districts.
