Pleasant View Data Center, Adult-Oriented Business Zoning Sent Back for Review
The Pleasant View Board of Mayor and Aldermen voted not to approve two zoning amendments on first reading, including one that would restrict data centers to C4 (limited commercial) zones. The proposals were sent back for further review and consideration. The town is proactively addressing data center zoning despite no current applications, citing a lack of necessary public utilities and high-powered infrastructure.
The Town of Pleasant View Board of Mayor and Aldermen recently voted against approving two zoning amendments on their first reading, opting instead to send the proposals back for additional work and consideration. One of the proposed ordinances, 26-08, aimed to confine data centers to areas designated as C4, or limited commercial districts. A separate ordinance, 26-09, sought to impose similar restrictions on adult-oriented businesses and vape shops.
According to Pleasant View City Administrator Lisa Parker, the C4 zoning was not considered the ideal classification for these types of businesses. The board's decision stems from a proactive strategy to safeguard the town, as no data center developers or adult entertainment companies have yet submitted applications to build within Pleasant View. Concerns were also raised during previous discussions regarding the town's insufficient public utilities and high-powered infrastructure necessary to support the extensive demands of modern data centers.
The ordinances will now return to the town planner for further review before being resubmitted to the planning commission and ultimately back to the board. This ongoing process highlights a broader trend among municipal and county governments across Tennessee, where the substantial infrastructure requirements of data centers are prompting frequent discussions and proposed regulations.
