St. Charles Permit Changes Could Mean Less Waiting For Homeowners And Businesses
The Charles County Planning Commission approved proposed permitting changes for properties in the St. Charles planned unit development, removing some Planning Design Review Board requirements for home improvements and certain business applications. A residents’ coalition opposed the changes, citing concerns that reduced review could limit public input on future development, including data centers.
The Charles County Planning Commission approved changes intended to reduce permitting delays for homeowners and small businesses in the St. Charles planned unit development. The proposal would eliminate Planning Design Review Board approval for certain improvements to existing homes and some commercial ownership, tenant and temporary-sign applications, while county permits and applicable homeowners association approvals would remain required.
Residents and neighborhood representatives largely supported the changes as a way to avoid unnecessary delays and expenses. However, the Charles County Against Data Centers Coalition submitted objections, arguing that less oversight could limit the community’s ability to respond to future development proposals. County planning officials said the changes would not alter land-use approvals, increase growth or make it easier for a data center to obtain approval; the agreement still requires signatures from the county commissioners’ president and St. Charles Community LLC before taking effect.
