This growth is fueled by demand for AI, cloud computing, and advanced manufacturing, leading developers to acquire much larger sites, with average land transactions reaching 224 acres in 2024, a 144% increase in two years. Some hyperscale facilities now span 200-500 acres, and campuses can exceed 1,000 acres.

Data center operators, who require uninterrupted operations, are increasingly demanding mineral rights-related title coverage during acquisitions.
