Luzerne County's GIS, Planning and Zoning Department is proposing a zoning ordinance amendment to regulate data centers in 19 municipalities under county zoning. Key updates include:
Increased setbacks from 500 to 1,000 feet, and 2,000 feet from "sensitive receptors" like homes and schools. Reduced maximum noise levels from 67 to 45 decibels. Lowered maximum structure height from 60 to 35 feet.
The amendment defines permitted zones, requires special exception approval, and enhances requirements around power, water, aesthetics, and decommissioning. No data center requests are currently pending. County officials await feedback before finalizing the proposal, which will be further discussed by the Planning Commission.
