
Aligned Data Centers plots suburban complex after Phoenix restrictions
Aligned Data Centers is planning a two-building data center campus in Peoria, Arizona, after its previous plans in Phoenix were affected by new zoning and noise limit ordinances aimed at controlling water and energy strain. The Peoria proposal has passed its initial review phase with the city.
Aligned Data Centers, a Plano, Texas-based firm, is developing a substantial two-building data center campus spanning 916,000 square feet on a 95-acre site at 75th Avenue and Butler Drive in suburban Peoria, Arizona. This move follows a period where the City of Phoenix implemented new zoning and noise limit ordinances to manage water and energy demands, which effectively halted Aligned's prior data center plans within the city.
Aligned had acquired a $108 million Deer Valley office park in Phoenix in 2022 with intentions to convert it into a data center campus, and subsequently sought significant compensation due to the loss in property value. The company has since been in discussions with the Phoenix City Council regarding its affected Deer Valley project, particularly concerning securing adequate power supply. Meanwhile, the new Peoria proposal, submitted in March, has already cleared its initial review with the City of Peoria, marking it as the sole planned data center in the city. Aligned continues to have other active data center developments across the Greater Phoenix Valley, including sites in Avondale, Chandler, Glendale, and north Phoenix.
