A Nassau County fact-finding committee proposed allowing data centers under strict zoning, noise, environmental, infrastructure and reporting requirements while denying them county economic incentives and tax abatements. The recommendations are advisory, and county commissioners will consider them through upcoming workshops and public hearings; some residents are also urging an extension of the county’s moratorium for further study.

A Nassau County fact-finding committee recommended permitting data centers in suitable industrial areas, particularly near Yulee, Callahan and existing transmission infrastructure, while imposing rules based on facility size, design and location. Proposed requirements include zoning compatibility standards, setbacks, conservation measures, noise limits, emergency-response plans, monitoring of electricity and water use, and developer-funded infrastructure improvements.

The committee also recommended excluding data centers from county economic development incentives and property tax abatements. The report is not yet binding, and the Nassau County Board of County Commissioners will review the proposals at workshops and during the public hearing process. The recommendations follow months of public controversy, with some residents seeking an extension of the county’s moratorium and others questioning whether additional local restrictions are necessary.
