A rumored AI data center in northern Bradley County, Tennessee, is causing concern among residents due to its proximity to schools and potential environmental impacts. While no official proposal has been submitted, the Bradley County Commission is preparing to vote on new zoning regulations for data centers.
In Bradley County, Tennessee, a rumored AI data center proposed for a 251-acre property on Maddox Road has generated substantial concern among residents. The property, owned by SDCL Tennessee Prop LLC, is located behind Walker Valley High School, with a future middle school planned nearby. Residents, including local farmer Sher Guy and Charleston resident Larry Nadu, fear the project's impact on their peaceful way of life, local agriculture, and pollinators, in addition to broader environmental concerns from heavy industry.
Bradley County Mayor Gary Davis stated that no official proposal for a data center has been submitted to the county. However, a webpage from Cushman & Wakefield, titled "Project Tennessee," describes the Maddox Road property as "power data center land" capable of utilizing up to 450 megawatts by 2030, with a power study underway. Earlier this week, the Bradley County Commission discussed new zoning regulations for data centers, acknowledging a lack of current guidance. The Commission is scheduled to vote on these new regulations on Monday, with residents hoping their community's character can be preserved amidst potential development.
