A proposal from 4am Development LLC and Thomas & Hutton to rezone a 27-acre parcel on Burkhalter Road in Statesboro, Georgia, is slated for review by the Statesboro Planning Commission. The applicants are seeking to change the zoning from high-density residential to office and business to allow for a two-story, 230,000-square-foot data center.
The site, largely surrounded by residential properties, falls within Statesboro's city limits, thus exempting it from Bulloch County's proposed ban on data centers in unincorporated areas. City approval for data centers now mandates a special-use permit in addition to rezoning, following recent updates to Statesboro's Unified Development Code.
The project plans detail a closed-loop cooling system, projecting an average daily water demand of 12,000 gallons per month with a peak of 1,000 gallons per day for cooling and domestic uses. It also includes an electrical substation and a stormwater detention pond. Wetlands on the property are currently under review by the U.S. Army Corps of Engineers to assess potential development impacts.
