This ordinance, titled "AN ORDINANCE OF THE TOWNSHIP OF SOUTH HANOVER, DAUPHIN COUNTY, PENNSYLVANIA, AMENDING ARTICLE 2 (DEFINITIONS), ARTICLE 3 (ZONING DISTRICTS), ESTABLISHING ARTICLE 22 (DATA CENTER OVERLAY) TO CREATE A DATA CENTER OVERLAY DISTRICT, AND AMENDING THE ZONING MAP TO INCLUDE CERTAIN LANDS WITHIN THE DATA CENTER OVERLAY DISTRICT," aims to create a dedicated zoning framework for data centers.
The proposed amendment introduces definitions for data centers and their accessory uses, establishes a new overlay zoning district (DCO), and modifies the Township's zoning map to incorporate this district. The ordinance outlines specific regulations including lot area, width, yard, coverage, and height requirements, building façade standards, buffer and screening regulations, noise and lighting regulations, environmental requirements, off-street parking, and a bond requirement for data centers.
