New industrial corridor drafts map sparks public input meeting in Horry County
Horry County, S.C., is finalizing a new industrial corridor map to identify areas for future industrial rezoning. A public meeting is scheduled for community feedback on the draft, which aims to separate industrial from residential land uses. Notably, data centers are not considered industrial use and are not permitted in any zoning districts within the county.
Horry County, South Carolina, is in the final stages of developing a new industrial corridor map, which aims to identify areas suitable for potential rezoning for industrial use. The county's Planning and Zoning Department will host a public input meeting on Thursday at 5:30 p.m. at the Horry County Government and Justice Center to allow community members to review the draft map and provide feedback.
Desiree Jackson, a senior planner for Horry County, clarified that while the map seeks to establish clearer separation between industrial and residential land uses, data centers are explicitly not considered an industrial use under this plan. The county's current zoning ordinance does not permit data centers in any of its zoning districts. Other potential businesses for these corridors include warehousing, wholesale distribution, truck terminals, and scientific research centers. Officials have considered existing residential areas, flood zones, and wetlands in the planning process. Property owners whose land falls within a proposed corridor would need to initiate any rezoning process themselves, as it will not be automatic.
