Kenmara Technology Park Munster site fully approved

The Munster, Indiana side of the Kenmara Technology Park has received full zoning approval and is now being marketed by Saxon Partners. While the developers do not plan to build a data center on the site due to its size, they have included language in the zoning to allow for enhanced public review if a technology company proposes such a use in the future. The project involved significant infrastructure improvements and a grant for redevelopment.

The 59-acre Indiana portion of the Kenmara Technology Park, formerly part of the Lansing Country Club, has been fully approved for development in Munster, Indiana. Saxon Partners, who acquired the site in 2020, collaborated with the Town of Munster and NIPSCO to extend Fisher Street and reconfigure other roads, improving public access which was previously a challenge.

Infrastructure enhancements, including a rail crossing and underpasses, were completed, and a Planned Unit Development (PUD) zoning was adopted in 2025 following requests filed last fall. This approval enables Saxon Partners to commence marketing the property for technology and innovation opportunities.

Gary Warfel, development director for Saxon Partners, confirmed that while the site is too small for a data center and none are planned, the company proactively added language to the zoning request to ensure any future data center proposals would be subject to enhanced review and public input. This decision acknowledges the significant public interest surrounding data center developments.

The redevelopment project received a $1.4 million 2023 Regional Economic Acceleration and Development Initiative grant and is projected to involve a total cost of $163.2 million, ultimately creating 720,000 square feet of commercial space and exceeding $200 million in value upon completion.
