Gilbert looks to tighten data center regulations amid water, power concerns

Gilbert, Arizona, is considering implementing some of the toughest regulations on data centers in the region, driven by concerns over their impact on local water supplies, the electricity grid, and neighboring residents. Officials are looking to amend the town's land development code to impose these restrictions.
The proposed changes would limit primary data centers to specific light and general industrial zoning districts. Additionally, the amendments would mandate larger setbacks from residential areas, restrict the facilities' water usage, and introduce stringent standards covering noise, lighting, landscaping, building design, and fire safety.
During an August 11 study session, Gilbert Town Council members reviewed the proposal and urged staff to go further with the regulations. They specifically emphasized the need for even stricter controls on water use and ensuring the Town Council has the final approval authority over all significant data center development proposals.
