The Ephrata Township Board of Supervisors unanimously voted on May 5 to adopt new zoning regulations for data centers, making it the second municipality in Lancaster County, Pennsylvania, after Manor Township, to do so. The amendment allows data centers as a special exception in industrial zones, provided they adhere to specific criteria. These include requirements for visual and audio screening barriers to mitigate noise impacts, maximum sound level limits for day and night, and environmental considerations such as water use. Additionally, developers must submit a decommissioning plan detailing the removal of electronic waste and hazardous materials. The board's decision aims to establish guidelines in anticipation of potential data center development within the township.
