The developer's plan involves constructing six two-story buildings, totaling approximately 1.54 million square feet, on 245.5 acres at Loop Road and Middle Road, a project projected to generate 1,118 average daily vehicle trips.
The appeal, submitted on August 12, contends that the zoning officer's determination of an incomplete application due to a missing certification was erroneous, as the certification was not required at the time of filing. The developer further argues that the review responsibility rests with the board of supervisors and planning commission, and that the return of the filing fee and lack of application processing allegedly deprived them of the proper hearing process. The developer is requesting that their application be accepted in accordance with the zoning ordinance in effect when it was originally filed. If approved, construction is anticipated to begin in late 2027 and continue through 2032.
