
Council to annex farm slated for industrial development
The Campbellsburg City Council held a first reading to annex 210.67 acres for a large industrial warehouse development by Flint Development, following the Planning and Zoning Commission's approval to rezone the land from agricultural to light industrial. While the potential for data centers was discussed, the developer's legal representative dismissed it due to a lack of nearby power lines and an existing zoning condition explicitly excluding data centers from the approval.
The Campbellsburg City Council conducted a first reading to annex approximately 210.67 acres of land into the city, paving the way for a large industrial warehouse development by Flint Development. This action followed the Planning and Zoning Commission's approval to rezone the property from agricultural to light industrial. Mayor David Gray highlighted the potential for job creation and increased tax revenue, asserting that the development offers an opportunity unique to the county.
John Talbott, legal representative for Flint Development, described the conceptual plan for two 1-million-square-foot warehouses, with an estimated construction cost of $200 million. While the prospect of a data center was discussed, Talbott dismissed it as a "pipe dream" due to the absence of sufficient power lines within six miles of the site. Furthermore, the Planning and Zoning Commission's approval included an explicit condition excluding data centers, requiring a separate approval process if such a development were ever pursued.
The annexation process requires a second reading and vote. The zoning change approval by the Planning and Zoning Commission is subject to a 21-day appeal period, ending June 5, after which notices will be sent to the city and nearby property owners. Developers will also need to return for final approval once a firm development plan is established, which is expected to see site work begin in 2026 and building construction in 2027. Traffic and lighting concerns were addressed, with developers committing to necessary road improvements if their traffic study indicates adverse impacts.
