Palm Beach County Enacts AI Data Center Moratorium
Palm Beach County commissioners have enacted a zoning moratorium on new AI data center applications to re-evaluate regulations, recognizing current codes are insufficient for hyperscale facilities. However, the controversial Project Tango, an existing proposal by PBA Holdings for a 3.6 million sq ft data center campus, is exempt from the moratorium. The county's Zoning Commission recommended denying Project Tango due to community concerns, with a final vote by the Board of County Commissioners scheduled for July 2026.
Palm Beach County commissioners have officially approved a zoning moratorium on new AI data center applications, aiming to provide county officials with time to thoroughly evaluate and rewrite existing regulations. The move comes as local communities, including residents of Arden and Wellington, push back against the rapid development of AI infrastructure, particularly concerning the massive power and water consumption, as well as noise generation, of hyperscale data centers.
Despite the moratorium, the highly controversial Project Tango remains exempt because it was already progressing through the review process. PBA Holdings is the developer behind Project Tango, which plans a 3.6 million square-foot expansion, including a 1.8 million square-foot AI data center campus, on a 202-acre site in western Palm Beach County, near Saddle View Elementary School. This project has become a flashpoint for debate in South Florida, drawing hundreds of residents and environmental experts to public hearings to voice concerns over environmental impact and proximity to residential areas.
In a significant preliminary victory for the community, the Palm Beach County Zoning Commission unanimously recommended that county commissioners deny Project Tango. The commission concluded that the project fails to meet compatibility standards and resembles a "heavy industrial" development rather than a suitable fit for the area. The final, binding decision on Project Tango is scheduled for a high-stakes vote by the Board of County Commissioners on July 15, 2026.
The enacted moratorium, alongside the ongoing scrutiny of Project Tango, signals a shift in how local governments like Palm Beach County are approaching the AI data center boom, asserting greater control over development in their jurisdictions.
