
Spalding County BOC to hear 4th proposed data center at their meeting on May 28
The Spalding County Board of Commissioners is scheduled to hold a zoning public hearing on May 28 for a proposed fourth data center campus, the 75 South Data Center. The Spalding County Planning and Appeals Commission previously recommended denial of the necessary Future Land Use Map amendment for the project. The proposed campus by Industrial VI Enterprises LLC, Hillwood Industrial/Logistics, and PowerHouse would span 292.42 acres.
The Spalding County Board of Commissioners is set to convene a Zoning Public Hearing on May 28 to consider a proposed fourth data center campus, known as the 75 South Data Center, on Tomochichi Road. This hearing follows a unanimous recommendation from the Spalding County Planning and Appeals Commission on April 28 to deny a Future Land Use Map (FLUM) amendment essential for the project. The planning commission also deferred voting on other related requests, including rezoning and variances, due to the FLUM recommendation.
Industrial VI Enterprises LLC is the proponent for the 75 South Data Center Campus, with Hillwood Industrial/Logistics and PowerHouse identified as the developers should the project gain approval. Attorney Steven Jones, representing the developer, stated that unlike previously approved projects, his clients intend to develop the campus promptly, with a projected completion by August 2030. The conceptual plan outlines seven two-story buildings, totaling 2.24 million square feet, and a dedicated power station across 292.42 acres. The project is estimated to have a $6 billion value, generate $86.3 million in annual local tax revenues, and create 200 full-time jobs. It would utilize approximately 30,000 gallons of water per day in a closed-loop system from the Spalding County Water and Sewerage Authority and 450MW of electricity daily from Central Georgia EMC. Challenges include wetlands on the property and the need to move the property into a different employment corridor.
