AI data center company Crusoe Incorporated is making its Texas debut by leasing two floors at 23Springs, Uptown Dallas's tallest tower. The Denver-based company will occupy 38,822 square feet across the 21st and 22nd floors, with renovations expected to cost $9 million and commence in September for completion by the new year.
Texas permit filings confirmed Crusoe as the previously unnamed AI tenant for the 2323 Cedar Springs Road property, which is now 95 percent leased. The announcement follows 23Springs owner Granite Properties revealing in July a significant volume of leases, though the AI tenant's identity was withheld at the time.
The move highlights Uptown Dallas's growing appeal for financial and tech tenants, a trend amplified by Downtown Dallas's recent struggles. Other new tenants at 23Springs include law firm King & Spalding and PGIM, further contributing to the building's high occupancy rate.
