Natelli Holdings, a Maryland-based developer, has filed a rezoning request in Vance County, North Carolina to change a 40-acre parcel from Employment and Institutional to Light Industrial. The Vance County Planning Board unanimously approved the rezoning request in mid-February. The Board of County Commissioners will now hold a public hearing regarding the rezoning at their April 6 meeting, where they will make the final decision. Residents in the area have expressed concerns over the possibility of a data center being built on the 40-acre site, citing issues like high power and water usage as well as noise. However, the developer, Natelli Holdings, has not publicly disclosed its intentions for the property. Natelli Holdings and its related company, Natelli Investments, have faced community opposition before. Last year, Natelli Investments filed a rezoning request in Apex, North Carolina to build a new data center facility called the New Hill Digital Campus. After significant pushback from the Apex community, Natelli announced earlier this month that they would not move forward with that project. The Apex mayor also introduced a motion to put a one-year moratorium on data center applications in the city.
