The Martin County Commission approved a limited-industrial rezoning for a property in Hobe Sound, a compromise from a general industrial designation. Despite the vote, residents and one commissioner expressed concerns that the new zoning could allow for the construction of a data center, which they oppose.

The Martin County Commission voted 3-2 to approve a zoning compromise for a property on Southeast Powerline Avenue in Hobe Sound, Florida. The land was rezoned to limited-industrial, a less intensive classification than the general industrial designation originally proposed, which had drawn significant public opposition.

Residents, including Steve Addison and Kim Call, voiced concerns at the commission meeting about protecting their community's character and preventing overdevelopment. Patrick McDonough, president of the Eaglewood Community HOA, expressed worry about the permanence of a broad general industrial classification. The property owner, represented by land-use attorney Bob Reins of Gunster law firm, agreed to the limited-industrial classification in an effort to cooperate with neighbors.

Despite the compromise, Commissioner Blake Capps voted against the rezoning, specifically citing concerns that the new zoning would allow a data center to be built on the site, stating, "I'm not into that." The county, however, clarified that there are no current plans for a data center, and any proposal exceeding 100,000 square feet would still require separate board approval. While some residents like Addison felt the outcome was a "win-win," not everyone was satisfied.
