The St. Charles Parish Council postponed a vote on rezoning nearly 1,000 acres of farmland in Luling after residents raised concerns that the change could enable a data center or other industrial development. Parish officials said no data center has been proposed, while the rezoning must be reconsidered by the Planning Commission before returning to the council.

The St. Charles Parish Council removed a proposed rezoning vote from its agenda after officials determined that the change may not have been adequately advertised. The Esperanza Land, LLC property fronts River Road in Luling and extends nearly 1,000 acres to Louisiana Highway 3127; the requested M1 or M2 zoning would permit certain industrial uses, potentially including a data center. The matter is expected to go back to the Planning Commission on Dec. 3 before returning to the council.

Parish President Matthew Jewell said Esperanza Land is seeking to market the farmland as a certified development site and is not currently negotiating with any data center company. Residents including Quinn Spires and Steven Rheams expressed concerns about industrialization, impacts on farmland and natural resources, and possible health and environmental effects. The council rejected an eight-month data center moratorium in April but adopted data center regulations in June requiring district eligibility, a 300-foot buffer, landscaping, noise limits and restricted generator testing hours.
