xAI Data Center Expansion in Southaven Forces Some Renters to Move
xAI is expanding its data center operations in Southaven near Tulane and Stateline Road. To address complaints about noise and pollution, the company is acquiring surrounding properties for a buffer zone, forcing some Colonial Hills renters to leave or accept buyout offers.
xAI is planning another data center next to its existing facility in Southaven, Mississippi, as its operations expand across the Memphis area. The expansion follows complaints about noise and pollution, prompting the company to purchase nearby properties and establish a buffer zone around the site.
Residents in the Colonial Hills neighborhood, including Danielle Dillard, said landlords told them their rental homes were being sold because of the expansion. Dillard, a mother of four, was reportedly given until Nov. 30 to move and said affordable replacement housing has been difficult to find. Some property owners are being offered buyouts, while affected renters face displacement from homes where they have lived and held family events.
