A developer has applied to rezone 383 acres near Mike Padgett Highway and Four H Club Road in Augusta for a seven-building data center campus. The proposal is under review as Augusta considers new data center zoning rules, including requirements related to setbacks, noise, cooling equipment, water use and power availability.

A Virginia developer submitted an application on Sept. 28 for the Nixon Technology Campus, a proposed seven-building data center development on approximately 383 acres near Four H Club Road and Mike Padgett Highway, close to Augusta Regional Airport. The plans include changes to portions of Four H Club Road and new access improvements intended to support the development.

The application was submitted while Augusta-Richmond County commissioners were considering an overhaul of data center zoning rules. The proposal addresses some of the city’s new requirements, but the report said it was unclear whether the plans satisfy provisions involving building buffers, generators, cooling equipment, noise limits, water and cooling plans, and proof that Georgia Power can provide electricity. A utility intake receipt found in the file was described as not being a power commitment, and the developer must provide additional information before the city can approve the project.
