The Fayetteville City Council approved a revised Unified Development Ordinance amendment on Oct. 26 that requires conditional rezoning for warehouse projects incorporating data centers. The rule also clarifies treatment of unlisted uses, density, permitted uses and nonconforming properties, giving the city authority to impose project-specific conditions.

The amendment follows months of work by city staff, planners, attorneys and outside counsel, along with visits to data centers and community outreach. It will take effect after a public hearing on a proposed data center moratorium. Council voted Oct. 19 to schedule that hearing and directed staff to prepare a draft ordinance, but no hearing date has been set.
