The Reserve at St. Albans, a 55-acre development in Wildwood, MO, has gained planning and zoning approval to use a centralized wastewater treatment plant rather than individual septic systems. The developer, Lombardo Homes, addressed concerns over soil conditions by providing a geological report and reducing the number of lots. Another 51-acre development by Whalen Custom Homes also received approval for individual septic systems.

A development called The Reserve at St. Albans in Wildwood, Missouri has gained planning and zoning approval after initially being recommended for denial due to concerns over using individual septic systems.
Lombardo Homes, the developer, sought a waiver to install a centralized wastewater treatment plant to service the 16-home subdivision on a 55-acre tract. The Planning Department had initially recommended denial of the individual treatment facilities due to soil conditions.
However, after meeting with planning staff and providing a geological report from the Missouri Department of Natural Resources, the developer was able to address the concerns. The number of lots was also reduced from 16 to 14, allowing for larger lots and septic systems.
Lombardo agreed to provide a $5,000 deposit per home to the homeowners' association to cover future maintenance of the septic systems. A neighboring homeowner expressed concerns about water runoff, but the Planning and Zoning Commission ultimately gave initial approval for the individual treatment systems.
Another 51-acre development by Whalen Custom Homes for 15 homes also received a positive recommendation for using individual septic systems, with similar conditions attached.
