Spalding County is holding a zoning hearing for the proposed 75 South Data Center Campus, which would include seven buildings and a power station on 292.41 acres. The Spalding County Board of Commissioners (BOC) is scheduled to hold a zoning hearing for the proposed 75 South Data Center Campus. Industrial VI Enterprises LLC is the applicant for the project, which envisions seven two-story buildings totaling 2.24 million square feet and a separate power station on 292.41 acres at 1221 Tomochichi Road.

Senior planner Eva Morales, serving as interim community development director, will manage the zoning applications with attorney Newton Galloway. The project requires an amendment to the Future Land Use Map (FLUM) to shift the property from a residential area into the Arthur K. Bolton (AKB) Employment Corridor, a rezoning from AR-1 and R-2 to C-1C, a special exception for a data center campus in C-1C, and variances for wetlands protection and building height.

The project, with an estimated value of $6 billion and $86.3 million in annual local tax revenues, would use 30,000 gallons of water per day in a closed-loop system provided by the Spalding County Water and Sewerage Authority and 450MW of electricity from Central Georgia EMC. Attorney Steven Jones, representing the developer, stated that Hillwood Industrial/Logistics and PowerHouse intend to construct the campus rapidly if approved, with a land disturbance permit by April 2027 and completion by August 2030.
