AI data center firm Crusoe takes office space in Uptown's tallest tower

Colorado-based AI data center firm Crusoe is establishing a significant corporate presence in Texas by leasing office space on the 21st and 22nd floors of the 23Springs tower in Uptown Dallas. The company is set to begin interior construction on the new office this week, with an estimated completion by late December and a projected cost of $9 million, according to filings with the Texas Department of Licensing and Regulation. Crusoe representatives indicated the move will occur later this year, emphasizing Texas's centrality to their operations.
This new Dallas office represents Crusoe's first in Texas, further expanding its regional footprint. The company has a notable data center project in Abilene, with a potential capacity of 2.1 gigawatts. This expansion comes as Texas Governor Greg Abbott recently mandated an audit of all data center projects seeking connection to the state's power grid before construction can proceed. Crusoe has publicly stated its commitment to comply with these new guidelines.
The 23Springs tower, developed by Granite Properties and Highwoods Properties, is Uptown's tallest and is nearing 95% occupancy with Crusoe, along with law firm King & Spalding and Prudential Financial's PGIM, securing new leases. The building features 642,000 square feet of space, two restaurants, and a half-acre park, with key tenants including UBS, Bank OZK, and Deloitte.
