The Salisbury Planning Commission is slated to deliberate on a proposed zoning amendment that seeks to impose a more rigorous review process for new data center developments within specific areas of the city. The amendment, which will be discussed at a 4 p.m. meeting, aims to redefine "data center" within the city's zoning code and restrict their incorporation into mixed-use buildings.

Currently, "data processing and computer centers" are a permitted use in Salisbury's Light Industrial zoning district. The proposed change would remove this designation, requiring developers to obtain a Special Exception, a process that typically involves public review and approval from city officials.

City planning staff, in a report from the Department of Infrastructure and Development, recommend the changes due to the existing zoning code being outdated and effectively allowing data centers in both Light Industrial and General Commercial districts. They argue that a special exception would help to "limit the creation of this potentially hazardous use" in areas close to residential properties and other sensitive land uses.

Officials also stated that the amendment would provide valuable time to research and establish more comprehensive standards for future data center projects. Should the Planning Commission endorse the proposal, it will advance to the Salisbury City Council for its final consideration.
