Theta Land Corp. and Core5 Industrial Partners revived their effort to develop warehouses on nearly 800 acres of environmental conservation land in Throop. Their new application seeks a Warehousing & Distribution Overlay District covering about 787 acres east of the Casey Highway, including land owned by Louis DeNaples-affiliated Theta. Core5 has agreed to purchase 147 acres for warehouse and distribution facilities and emphasized that it does not develop data centers.

At a recent Throop Planning Commission meeting, attorney Jeff Belardi said the site’s highway access and existing permitted uses made it suitable for warehouses. Several Lackawanna County-area residents opposed the zoning change, warning about the loss of conservation land, traffic, hydrology and cumulative environmental impacts. The Planning Commission’s recommendation is advisory, and any zoning amendment would require a public hearing and approval by Throop Borough Council.
