EdgeCore Digital Infrastructure, a developer and operator of wholesale data centers, announced the successful completion of $1.5 billion in financing to construct two hyperscale data centers, AS01 and AS02, in Sterling, Virginia. These facilities are fully leased and are designed to support 114 megawatts of critical load across 685,000 square feet, catering to high-density AI and cloud requirements. The project is part of EdgeCore's broader expansion strategy in Northern and Central Virginia, which includes developments in Culpeper and Louisa County. The financing package consists of two limited-recourse senior secured term loans, with Partners Group, EdgeCore's owner, playing a key role. A consortium of coordinating lead arrangers, including Apterra Infrastructure Capital, LLC; Global Infrastructure Partners (GIP), a part of BlackRock; and ING Capital LLC, led the transactions. Dominion Energy will provide power for both data centers. Lee Kestler, CEO of EdgeCore Digital Infrastructure, highlighted the financing's importance for the company's accelerated growth plans in Virginia, crucial for supporting the AI revolution. Julie Brewer, EVP of Finance, emphasized the inclusion of a Green Loan component for AS01, aligned with global Green Loan Principles and EdgeCore's Green Finance Framework, underscoring the company's commitment to sustainable construction and operation. Initial occupancy for AS01 is projected for November 2026, followed by AS02 in July 2027. Fentress Boyse of Partners Group noted the strategic importance of these assets in Virginia, one of the world's largest data center markets, contributing to EdgeCore's portfolio of 1.8 gigawatts of capacity delivered or under development.
