County manager Steve Ledbetter confirmed that the zoning applications were not submitted at least 30 days prior to the scheduled meeting, pushing potential hearings to later dates.
The proposed development, put forth by Industrial VI Enterprises LLC, Hillwood Industrial/Logistics, and PowerHouse, plans for seven two-story data center buildings totaling 2.240 million square feet and a separate power station on 292.41 acres at 1221 Tomochichi Road. The property owner, LBM Associates, is seeking a rezoning from AR-1 and R-2 to C-1C, a Future Land Use Map (FLUM) amendment, a special exception for a data center in C-1C zoning, and variances related to the S-4 Sensitive Wetlands Protection District and building height limits. The site is notable for containing a pond, wetlands, and a portion of Cabin Creek.
This delay follows previous challenges for data center developments in the area; in April, the planning commission unanimously recommended denying a FLUM amendment for a separate proposed fourth data center on Tomochichi Road. If the 75 South applications are heard at the August 25 planning commission meeting, the Spalding County Board of Commissioners would then review the requests at a public hearing on September 24.
