
Developer withdraws data center zoning applications in Spalding County
A developer has withdrawn four zoning applications for the proposed 75 South Data Center Campus in Spalding County, Georgia, just before a public hearing. The withdrawal was due to anticipated absences of Spalding County Board of Commissioners members at both the original and a rescheduled hearing, preventing a full board vote. This means the developer must restart the entire zoning process, including a new review by the Planning and Appeals Commission, which previously recommended denial.
Industrial VI Enterprises LLC, in partnership with Hillwood Industrial/Logistics and PowerHouse, has withdrawn four zoning applications for its proposed 75 South Data Center Campus in Spalding County, Georgia. The applications, which included a Future Land Use Map amendment, rezoning, and variances, were pulled just prior to a Spalding County Board of Commissioners (BOC) zoning public hearing. The campus was planned for 292.41 acres at 1221 Tomochichi Road and an adjacent parcel, featuring seven two-story buildings totaling 2.24 million square feet and a separate power station.
Attorney Steven L. Jones, representing the developer, informed interim community development director Eva Morales that the applications were withdrawn because a full contingent of BOC members would not be present at either the scheduled June 25 hearing or a subsequent July 23 hearing. Spalding County Zoning Ordinance permits only one request for continuance to ensure all BOC members are present. Having exhausted this option or opting not to use it to avoid further delays, the developer chose to withdraw and resubmit the applications. This decision necessitates restarting the entire zoning process, including a review by the Spalding County Planning and Appeals Commission, which had previously recommended denying the project at its April meeting. Property owner LBM Associates is also involved in the project.
