The West Hazleton Borough Council held a public hearing to discuss a proposed zoning ordinance that would specifically allow for data centers within the borough. Charles Pedri, West Hazleton's zoning officer, emphasized the need for an updated ordinance as data centers were not covered in the 2018 zoning regulations, warning that without one, the borough would be subject to a "curative amendment" without local control over placement. Pedri recommended allowing data centers in M2 heavy industrial zones. Robert Dougherty of Barry Isett & Associates requested that the council consider M1 light industrial zones as a special exception for data centers, particularly around the Valmont Industrial Park where approximately 37 acres are M1 property, noting that most M2 zones are already developed. Jim Hayden, representing One Trinity Real Estate Investments, which owns land behind the Valmont Shopping Plaza, advocated for allowing a "digital infrastructure facility" in an M1 zone. He highlighted the opportunity to revitalize underutilized land, provide significant tax revenues, and create an economic anchor for the region with minimal impact on local services. Hayden assured that their project would adhere to rigorous standards, including potential 500-foot setbacks from residential areas, and that necessary permits are ready. A vote on the zoning amendment is anticipated at an April meeting.
