She noted that while the "post-COVID surge" in land values, driven by high commodity prices and low interest rates, has cooled, prices remain "really elevated" and show no signs of decreasing.
Beyond affordability, Freedgood highlighted the growing competition for farmland from commercial and industrial development, specifically citing renewable energy projects, housing, and data centers. She pointed out that data centers, requiring large, flat, well-drained acreages, often target rural areas in states like Virginia, Texas, and California. These rural communities frequently lack the comprehensive zoning or land use policies needed to manage such industrial development, leading to concerns about agricultural land conversion and fundamental shifts in the character of local economies.
Freedgood also mentioned the scarcity of available farmland, with only a small percentage expected to transfer to non-relatives on the open market in the coming years. This tight supply forces many new and small farmers into rental markets, often controlled by non-operating landowners, which can hinder the diversification of agriculture and impact the nation's food supply. American Farmland Trust is advocating for various policies to connect retiring landowners with new farmers and promote more affordable access to land to secure the future of farming.
