Brokers from Newmark announced this week that Anheuser-Busch has sold its former brewery complex in Newark, New Jersey, for $360 million. The buyer, Goodman Group, plans to redevelop the roughly 1.7 million-square-foot site. The 86-acre property is strategically located near Newark Liberty International Airport and the state's port district.
According to Newmark, the site falls within the EWR/EWR-S zoning districts, which permit a wide array of uses, including industrial facilities, logistics operations, airport-related businesses, data centers, commercial ventures, and hospitality services. Newmark Executive Vice Chairman Adam Doneger highlighted the site's unique scale, connectivity, and zoning flexibility, positioning it to support next-generation industrial and infrastructure users.
The transaction reflects strong momentum in northern and central New Jersey's industrial market, which entered 2026 with consistent occupancy gains. The brewery site, a Newark landmark for 75 years, offers direct access to major highways like the New Jersey Turnpike and Interstate 78, along with existing rail access, making it a critical hub within the U.S. supply chain.
