Karis Critical, a Naples, Florida-based firm, is exploring a new development opportunity in Naperville, Illinois, focusing on the vacant 169-acre former BP campus at 150 West Warrenville Road. This effort follows the rejection of a previous data center proposal from Karis Critical by Naperville officials in January. The prior proposal faced significant resident opposition stemming from concerns over noise pollution, potential residential impact, and the strain on local power infrastructure. Despite Karis scaling down the initial proposal, community concerns ultimately led to its denial.
Last month, representatives from Karis Critical met with the Naperville Development Partnership and Naperville Mayor Scott Wehrli to discuss the future of the sprawling site. Although no formal plan has been submitted yet, an advanced manufacturing facility was mentioned as one of the options under consideration. Mayor Wehrli, present at the meeting, informed Karis Critical that a data center would likely encounter strong local opposition, reflecting the sentiment that led to the earlier rejection.
The firm's development challenges are not confined to Naperville; in Hoffman Estates, located about 30 miles away, a rezoning request for land owned by Karis was not recommended by village planning commissioners. This decision was influenced by the mere possibility that the land could be used for a data center, even though the request sought rezoning for manufacturing and industrial purposes.
Despite the past setbacks and the clear local sentiment against data centers, city officials involved in the discussions noted Karis Critical's expressed willingness to invest in cleaning up the former BP site. Naperville has had difficulty attracting developers to the site, with only three inquiries in the last year, none of which resulted in submitted plans.
